DIYmortgage.ca Find My Lenders

Free · 3 minutes · No credit pull

Stop rate shopping.
Start cost-of-borrowing shopping.

The lowest rate isn't the cheapest mortgage. Penalties, charge type, and prepayment terms can cost you far more than a few basis points. We run the real Canadian numbers and match you to the 35+ lenders that fit you — ranked for you, not for commission.

No sign-up. No SIN. We never pull your credit or sell your data.

The $17,000 question

Break a typical $500,000 mortgage a few years in, and a posted-rate lender can charge around $22,900 — while a fair-penalty lender charges about $5,600. Same mortgage. A $17,000+ difference nobody points out when you're comparing rates. We do.

How it works

  1. Step 1

    Tell us your situation

Property, down payment, income, credit range, and what you want. About 3 minutes. No SIN, no credit pull.

  2. Step 2

    We run the real numbers

Canadian semi-annual math: your affordability, stress-test result, CMHC, closing costs, and the break-penalty gap.

  3. Step 3

    See lenders ranked by fit

We match you against 35+ lenders — banks, monolines, credit unions, and alternatives — ranked for you, not for commission.

Why not just call a broker?

Brokers are useful — and paid by the lender they place you with. This tool gives you the lay of the land first, with no one's commission in the ranking:

  • Ranked by fit, not commission

A broker is paid by the lender they place you with. We aren't paid by anyone on this — the ranking is purely about your situation.

  • Lenders you can't easily reach

Most of the best-value lenders are broker-only — you can't walk into a branch. We show you they exist and who they suit.

  • The penalty nobody mentions

The prepayment penalty can cost thousands more at a posted-rate lender. We flag each lender's penalty method up front.

  • Every cost, in plain numbers

Down payment, CMHC premium, land transfer tax, closing costs — the full picture before you talk to anyone.

  • Private by design

No SIN, no banking, no credit check to get your matches. We only ask for ranges, and we never sell your information.

  • Built for Canadian rules

Semi-annual compounding, the OSFI stress test, CMHC thresholds, provincial land transfer tax — done correctly.

Your affordability numbers, the penalty comparison, and your top 3 matches are free. For your complete ranked report (every lender you fit, each with its penalty method and terms), it's a one-time $19.99 CAD, emailed to you and saved online.

Common questions

What is DIYmortgage.ca?

An independent tool that runs your mortgage numbers correctly and shows you which Canadian lenders fit your situation, ranked by fit rather than by who pays a commission. We are not a lender or a mortgage broker, and this is not mortgage advice.

Why does the prepayment penalty matter so much?

Most people break their mortgage before the term ends. The penalty depends on how the lender calculates it — 'posted-rate' lenders (like the big banks) can charge many thousands more than 'fair-penalty' lenders for the exact same mortgage. We show the gap and flag each lender's method.

Is my information safe?

Yes. We never ask for your Social Insurance Number, banking, or credit card details, and we don't pull your credit. We only ask for ranges. Your answers produce your report and are not sold or shared.

How accurate are the numbers?

The math uses Canadian semi-annual compounding, the OSFI stress test, current CMHC thresholds, and provincial land transfer tax — the same formulas a broker uses. They're still estimates: your actual rate, payment, penalty, and approval are set by the lender.

What does the $19.99 get me?

Your affordability picture, the penalty comparison, and your top 3 lender matches are free. For a one-time $19.99 CAD you unlock your complete ranked report — every lender you fit, each with its penalty method, prepayment terms, and what to watch for — emailed to you and saved online.

Do you recommend a specific lender?

No. We rank lenders by objective fit and give you the facts and official links. Choosing a lender, and getting formal advice, is up to you — and a licensed mortgage professional can help with anything a self-serve tool can't.

DIYmortgage.ca is an independent information tool. We are not a lender or a licensed mortgage broker, and nothing here is mortgage advice or an offer of financing. All figures are estimates; your actual rate, payment, penalty, and approval are determined by the lender. Always confirm directly with the lender or a licensed mortgage professional before acting.
